Prospecting Intelligence

Every prospect signal in your suburbs, on one screen.

Save listings, add notes, mark them as called, track follow-up. Your prospecting list builds itself as alerts come in.

What we detect

Six signals. One platform. Every motivated seller in your suburbs.

Every event a vendor's behaviour tells us they're ready to talk, caught the moment it happens. Not next week.

How alerts reach you

One platform. Four ways the alert finds you.

Other tools force you to pick a channel. We don't. Every alert hits every channel you've turned on.

A clean morning digest with every overnight alert, organised by suburb and alert type. Sitting in your inbox before your first coffee.

Get an instant text the moment we detect a signal that matters. Choose which alert types trigger an SMS and set quiet hours so nothing pings you overnight.

Every alert across every suburb on one screen. Save listings, add notes, mark them as called, set follow-up reminders. Your prospecting list builds itself.

A clean Monday-morning email pulling every alert from the previous seven days into one prospecting review document. The dailies are for action. The weekly is for planning.

One agent per suburb. Yours, the moment you sign up.

When you take a suburb, no other MyTurn agent gets the same alerts. Your prospecting list isn't shared with the agent across the road.

What agents say

Agents using MyTurn to win more listings.

First quarter on MyTurn, four listings came off withdrawn alerts. One was a $1.85M house I’d been driving past for years without knowing the campaign had collapsed. Paid the subscription back in commission inside two weeks.

My old tool sent a Monday digest. By Monday the vendor has already taken three calls from agents who saw it on the weekend. Now I get the SMS and I’m on the phone before they’ve finished the coffee. Booked three appraisals off price-drop alerts last fortnight.

I set my stale threshold to 40 days because that’s where my appraisal pitch actually works. Every other tool locked me to 90. Two listings in month one I would never have known about. The custom threshold is the thing nobody else does.

Locked three suburbs at sign-up. Two listings off withdrawn alerts in the first two months. Neither of them I would have spotted in time.

I like that the product is focused. It does one thing really well: show me where the warmest conversations are hiding in my territory.

The suburb exclusivity is the real one. I’ve locked my patch and the alerts are mine. Not the same email going out to every agent in the postcode.

Got the SMS on a withdrawn listing while I was at an inspection. Called the vendor from the car. Listed it nine days later. That’s the whole pitch right there.

I used to trawl portals every morning trying to spot the gaps. Now I open MyTurn and the gaps are already on the page, with notes I left yesterday.

The quality of opportunities is what stands out. These are owners who already tried to sell. Not cold homeowners pulled from a generic data list.

The dashboard is the bit I didn’t think I needed. Now I’m running my Tuesday prospecting block straight out of it. Save the alert, drop a note, set the follow-up, done.

Combination of suburb exclusivity plus the price-drop alerts is the unlock. Vendors dropping the price are vendors questioning the agent. That’s when the call lands.

We built a simple Monday morning routine around the weekly digest. Three listing presentations booked in the first six weeks that we wouldn’t have known about.

Why these leads work

The four reasons withdrawn and stale vendors convert at higher rates than cold prospecting.

Door-knocking gets you in front of homeowners who haven't decided to sell. These ones already have.

The decision is already made

They’ve signed an agency agreement, paid for marketing, sat through opens. The sell-or-don’t-sell conversation is behind them. You’re not pitching the idea of selling. You’re pitching a better way to get it done.

Their last agent didn’t deliver

A withdrawn listing is a campaign that failed. A 60-day stale listing is one that’s failing in slow motion. Both vendors are sitting with the same question: why didn’t this work? You’re the new answer.

The clock is ticking

Most vendors have a reason behind the timeline: settlement on a new place, a divorce property split, an estate to close out, a school catchment that resets in January. Time pressure converts.

The door is open

A vendor on a withdrawn or stale listing has already lost faith in one agent. The switching cost they were worried about? Already paid. You’re not asking them to risk a change. They’ve made it.

Most agents stack a signal tool with a data platform like RP Data or Pricefinder, and still miss SMS, suburb exclusivity, and NZ coverage. We give you all of it.

FAQ

Frequently asked questions

Yes. Every plan includes both. You choose which alert types trigger an SMS (e.g. withdrawn and price drops only) and set quiet hours so we never wake you up. Email and dashboard alerts run all the time regardless.

Yes. Pick any number of days that suits your market, whether that's your lucky 38, 47, or anything else. Most agents start at 60 and tune to their sweet spot once they see the flow. Other tools lock you to 90. We don't.

Daily alerts are individual notifications the moment something happens, straight to email, SMS and dashboard. The weekly digest is a separate Monday-morning email that consolidates the previous seven days into a single prospecting-review document. You get both. Use the dailies to act fast, the weekly to plan the week.

Across the major AU and NZ portals: withdrawn listings (removed from the market), stale listings (sitting past your chosen day threshold), new listings, newly sold, and price changes. Auction pass-in tracking is coming soon. Every event a vendor's behaviour tells us they're ready to talk.

Real estate agents and agencies who farm specific suburbs and want to surface listing opportunities (withdrawn campaigns, stale listings, vendors dropping their price) before any other agent in the area does.

RP Data and Pricefinder are research tools, not real-time alert systems. You have to go looking, and you'll miss the window. The free alert tools either send weekly (too slow, since withdrawn vendors commit to a new agent inside 48 hours) or email-only with no SMS, no dashboard, no custom thresholds, and no suburb exclusivity. MyTurn is the only platform that does all of it in one place.

The pricing slider shows live availability. If your top suburb is taken, we'll suggest adjacent suburbs you might also work. You can join a waitlist for any locked suburb. If the current holder cancels, you're notified first.

Yes. Add a new suburb any time (prorated against your billing cycle), or swap an existing one out at renewal. The swap rule prevents agents farming alerts then ditching. If you need a one-off swap mid-cycle, contact support and we'll sort it.

Through the live dashboard, daily email, SMS (for the alert types you've opted in for), and the Monday weekly digest. You can save listings, add notes, mark them as called, and track follow-up. All in one place.

No, it's a prospecting and opportunity intelligence tool. It surfaces the opportunities and lets you track follow-up against them. What you do with the conversation afterwards belongs in your CRM. We sit alongside, not on top of.

Full product access, all alert types, no credit card required. At day 14 we ask you to add a payment method or the trial ends. We won't auto-bill you. Suburb exclusivity kicks in once you convert to a paid plan.

Yes. 16+ suburb plans are custom. Click the "16+ suburbs?" link in the pricing section, or contact us directly. We'll work out a plan that suits your coverage needs.

Have more questions? Get in touch and we'll walk you through everything.

Last thing

Your suburbs are still available. Probably not for long.

5,801 suburbs across AU and NZ are still open. Once an agent locks one of yours, no other MyTurn agent can take it. That includes you.
